Closing, or settlement, refers to the transfer of ownership (or refinancing) of property. There may be many parties present at closing, including the buyer, the seller (homeowner), real estate agents, title company representatives, lender agents, and attorneys.

The main business at closing is explanation of and signing of the myriad of documents required for transfer of the property:

The closing also involves the crediting of escrow funds (earnest money) to the buyer, seller or lender, and payment of any closing costs due. The mortgage loan payoff will either be handled at the time of closing, or the seller will receive documentation of the date funds will be disbursed (by check or wire). Also, the buyer is notified of the date and manner in which they will take physical possession of the property, if not at closing.

Questions or concerns should be addressed at the closing meeting. Once the documents are signed, the buyer is subject to the mortgage lien and the seller relinquishes interest in the property. The terms of most contracts do not provide a way to cancel the transaction after closing, and therefore, any issues should be raised at or before the closing.
